Get it documented before you disturb it.
Independent asbestos testing and Designated Substances Surveys for Ottawa. We sample, an accredited lab confirms it under the microscope, and you get a report that holds up to a Ministry of Labour inspector. No abatement crew, so the result is never a sales pitch.
Roughly half the popcorn ceilings we sample come back negative. Testing first is how you avoid an abatement you never needed.
The company that tests for free is usually the company that gets paid to remove. We sell testing only. The result is the result.
Every material the law makes you identify first.
Six guides covering testing, cost, the survey, and the decision itself. Published prices, no gatekeeping.
Asbestos testing
Sampling before you renovate or demolish. Accredited-lab PLM, chain of custody, a report that holds up to inspection.
→02What it costs
$250-600 for a home visit, published up front. What moves the price, and the abatement it saves you.
→03Designated Substances Survey
The survey the owner must obtain before a project. Structured to go straight into a tender. $1,500-5,000+.
→04Popcorn ceiling testing
The riskiest DIY move on a pre-1985 ceiling. Test before you scrape. About half come back negative.
→05Vermiculite testing
Loose pebbly attic fill, suspect on sight. The multi-point protocol, not a single scoop. Do not disturb it.
→06Which test do I need?
A two-minute triage. Tell us the job and get a straight answer on which test, and roughly what it costs.
→The real situations, in the words people use.
The single riskiest DIY move on a pre-1985 ceiling. Test the texture first; dry-scraping a positive ceiling fills the room with fibre at head height. About half come back negative.
They are right. A Designated Substances Survey is the owner's legal obligation before a project, and it is what lets the work begin on schedule. We produce independent ones that hold up to a tender.
Treat vermiculite as suspect until tested, and do not disturb it. It needs a multi-point protocol, and if positive, remediation is a five-figure job, which is exactly why you confirm it first.
Then don't get one. Get a test from a company with no abatement crew and nothing to sell but the accredited-lab result.
That's the whole price of knowing, published up front, which almost nobody in this market does. A Designated Substances Survey for a larger or commercial building runs $1,500 to $5,000+. Abatement, if the lab says you need it, is a separate licensed contractor cost, and we give honest ranges so it is never a blank cheque.
Four steps, documented end to end.

Do I legally need an asbestos test before renovating in Ottawa?
For construction, renovation, or demolition that could disturb asbestos in a building of the relevant age, Ontario O. Reg. 278/05 requires the material to be identified first, and the duty falls on the owner and constructor. Contractors will generally require a report before they touch it.
How much does asbestos testing cost in Ottawa?
Sampling typically runs $250 to $600 for a home visit covering several materials; a Designated Substances Survey for a larger or commercial building runs $1,500 to $5,000 and up. The exact price is confirmed before booking.
Do you remove the asbestos?
No, and that is deliberate. We test and survey only, so our findings have no sales agenda. You take the report to any licensed abatement contractor you choose.
How long does testing take?
The visit is under an hour for a typical home. Standard lab turnaround is 2 to 3 business days, with rush available when a closing date or a stopped job cannot wait.
What method does the lab use?
Bulk samples are analyzed by polarized light microscopy (PLM) at an accredited laboratory with documented chain of custody. Air and clearance samples use PCM or TEM depending on purpose.
